Reservations and Cancellations
A credit card is needed to book a reservation with Coulter Farmstead. This is to hold and guarantee your room. Please email the Innkeeper for any specific requests regarding corporate bookings. If your booking is for only 1 (one) night, we require payment in full at the time of booking. If you'll be with us a while, we still only require 1 (one) night upfront.
Sometimes life gets in the way. It happens on the farm all the time, so we understand this. In the unlikely event that you must modify your reservation with less than 30 (thirty) days notice, shorten your stay or check out early, please know that we must ask you to take responsibility for your entire reservation as we have a limited number of rooms available. No refunds will be issued unless notice of cancellation or modification is given 30 (thirty) days before check-in. The good news is because we know life gets in the way sometimes, we will give you 50% of this as a credit on a future reservation. Any modification made before 30 (thirty) days will be given a full refund less a service fee of $35.00.
Check-In/Check-Out
Guests may check-in at Coulter Farmstead at 4:00 PM and must check out by 10:00 AM on the morning of departure. In the event you require an early check-in or late check-out, please let the Innkeeper know. We offer an early check-in at 2:00 PM or late checkout at noon for a $25.00 additional fee.
Children
We love children at Coulter Farmstead. The animals do, too. They are certainly welcome on the farm. Just let us know. We ask that children are respectful of older guests. But hey older guests - be respectful of the kids, too! We expect that you will watch your children ensuring they are delicate with the antiques and decor of the cabins on the farm. No children under 12 are allowed anywhere on the farm without a parent present.
Pets
Fur babies are fantastic! We love them, and they, too, are certainly welcome at Coulter Farmstead. A $25 pet fee per pet per night applies to the reservation. We ask that all pets be friendly and well socialized so we all can get along, be up to date on shots, and on a leash when outside the room visiting with other people or animals. They must know the proper place to use the bathroom, i.e., not inside on the rug, but even then, we ask you to clean up after your pet inside and out. All pets must be crated if left unattended. All damage to the property by your pet is your full responsibility, whether it's a cleaning fee or repair or replacement. We ask that only one pet be allowed per room, but if you have more than one, please email the innkeeper for the specific request.
No Smoking
Coulter Farmstead is a non-smoking property. There is absolutely no smoking allowed in the rooms or porches of the cabins nor around the pool. No exceptions. You may smoke outside anywhere else on the property as long as you keep it away from non-smokers. Violation of this policy will result in a $250 fee added to your reservation.
Pool
We have a wonderful pool folks! It's nice, and it feels good on hot days! We want to keep it, so we have some rules to follow that we must pass on to you. There is no lifeguard on duty at any time. This means that swimming is at your own risk - all of the time. No children under the age of 16 are allowed in the pool without a parent present. There is absolutely no running, horseplay, jumping on floats, excessive noise or splashing allowed in the pool. We must all be respectful of everyone enjoying the pool. Pool hours are from 10:00 AM until dark.
